Opportunity to Build on a Plot

On Højgården’s land we have a local plan for 25 homes and a common house. There are currently still three available building plots in The Self-Sustaining Village. Out of consideration for the age distribution among the village’s residents, we currently have the following intention (but not a rule) regarding new residents on available plots: We will favor younger couples, possibly with or plans to have children. To build on a plot you must be a member of the cooperative association. You can see more below for further details about the procedure.

There is also the option to move into the nearby residential area. You are welcome to participate in the community on equal terms if you buy a house in Hundstrup.

Useful Information if You Want to Move to The Self-Sustaining Village

It can be a good idea to start by attending a guided tour (see under “Events”). If you are considering moving here, write to Contact@selvforsyning.dk

After that you can become a “bobber” for a period of 2-6 months, during which you can visit the village as much as you want. There is also accommodation available. As a guest you pay a small amount for food - agreed with the contact person.

During the bobber period you are attached to a contact person or contact family who ensures that you are invited and informed.

As a bobber it is among other things your responsibility to ensure you meet and talk to everyone in the village, so we can get to know each other.

You will also have the opportunity to participate in our community meetings, meals, work and social life, which we recommend you take advantage of. You can also look at the available plots and choose the one you most want to build your house on.

As a bobber you will receive more detailed guidance on the economics and law of house building and moving to the village. After that you will receive a guidance meeting with the opportunity to discuss any questions.

If after a minimum of two months as a bobber you wish to become a member of the village’s cooperative association and move in, let us know. The request will be taken up at a community meeting.

Since we receive many inquiries and prefer to use our energy on those seriously considering moving here, we ask that you pay 400 kr. per adult in bobber fees.

Cooperative Association

The village’s legal structure is a cooperative association, which you must be a member of to live in the village. You rent your plot from the cooperative association, but you own your own house.

If You Want to Build and Live – Building Advice Before Moving In

To be able to take over a plot in the village, you must first be registered as a member of the cooperative association and have approved building drawings and site plans for the year-round residence, first at a farm meeting and then with the municipality. In the village we have a “start-build-godparent-group” that can support you in getting started with your house building. You will be contacted by someone from the godparent group during the bobber period, who at the end of the period can offer you help with understanding how you approach the building drawings for your house and any requirements for these with a view to approval with the municipality. The godparent group will regularly during construction invite you to participate in building meetings.

During the construction period it is possible to temporarily live in a caravan in the village, which you yourself acquire and dispose of after use. It is not possible to live in a caravan in DSL without building permission from the municipality. Alternatively, the village in certain cases can offer rooms for rent in the common house (Højgården) for a shorter period. You may be lucky that an existing home in the village is available for rent (for a maximum of two years) – or you can rent a house/apartment outside the village until the building application is in place and approved.

If house construction has not started within 1 year, you can apply to the municipality for an extension of the building permit, which costs approximately 5,000 kr. If you have lived for 1 year after moving into temporary accommodation in the village without starting your construction, membership of the cooperative, building plans and housing situation will be discussed in consultation with the godparent group and the farm meeting, which together decide what will happen. This means you must move, or an exemption can be granted in an agreed period for renewed construction start activities.

Price Ceiling When Selling Houses

The selling prices for houses in the village do not follow the market prices in the surrounding society. We have established maximum amounts per square meter and other guidelines for the sale of houses, which ensures that house prices are kept below a certain level.
